Letting Process


STEP 1: Let Sterling provide you with a rental valuation

Having covered the West end of London for many years we have a wealth of experience of how property prices have changed over time and an intimate knowledge of what the rental value of your property is. Our team conducts valuations on a daily basis and will provide you with an accurate and fair price.


STEP 2: Marketing your property

Sterling's negotiators will visit your property at a time that suits you. In one visit they will obtain all the details they need to market your property, these include: floor plans, property details, colour photographs, local details and maps. All of this shall be loaded on to our website promptly so prospective buyers can have access to it and we can arrange viewings.


STEP 3: Safety checks

Before your property can be tenanted, we will advise you on the safety regulations that the property must adhere to.


STEP 4: Property Viewings

We work around your schedule and understand that for most clients, Saturdays work best for viewing properties. Our opening hours are Monday to Saturday, 9.30 am - 6pm.


STEP 5: References

Once a suitable tenant has been found, our team will request references on your behalf. After you are satisfied with the background checks, we can move forward.


STEP 6: Agreement and Inventory report

Both parties must sign the rental agreement and an inventory report will be completed on the property before the tenancy starts.

You and your tenant will receive copies of this paperwork.


STEP 7: Rent in advance and the Deposit

The tenant will provide Sterling with a month's rent in advance and a deposit.


STEP 8: Your property is Let!

Keys will be handed over to the tenant, utility companies will be informed accordingly and the bills will be transferred to the new name.
