Letting Process


STEP 1: Register yourselves with Us

Feel free to register online, call us on +44 (0)207 402 4000 or pop into our office - whichever is most convenient for you.


STEP 2: We start searching

Information is key. Once we have qualified and understood your requirements, we can select suitable properties that may be of interest.


STEP 3: Property Viewings

We work around your schedule and understand that for most clients, Saturdays work best for viewing properties. Our opening hours are Monday to Saturday, 9.30 am - 6pm.


STEP 4: Found the property you like

Once you have agreed to rent the property, you need to provide us with details of referees. We shall then request references from them and send the details to the relevant landlord.


STEP 5:Landlord agrees

Once the landlord has agreed to proceed, a Tenancy Agreement must be signed by both parties. Before the tenancy starts, Sterling will also write up an inventory list which confirms the condition of the property and its contents. This will be supplied to both you and the landlord as a reference.


STEP 6: Advance Rental Amount and Deposit

Before the tenancy starts, a rental payment is due as well as a deposit. The deposit will be reimbursed to you at the end of your tenancy and is subject to an inventory report that we conduct at the end of your stay. In certain instances, your deposit can be held by a third party as part of the Tenancy Deposit Protection Scheme (TDPS).


STEP 7: Completion

Once the above has been completed, you will receive the keys to your new home and get to settle in!
